Prospective Tenant FAQ

How is the rental amount determined? Our rents are determined by market conditions.

How long is the standard lease? For our duplex units, the minimum lease is 12 months.

How much is the security deposit? When is it due? The amount is dependent on the particular unit. In general the deposit should be no more than one month’s rent plus any applicable pet damage deposit. The deposit is due in full at lease signing.

What is the application process? Who must complete an application? Each applicant must undergo an eviction, criminal and credit history check to determine eligibility. Each prospective resident 18 years or older must complete an application and pay the $35 fee. ALL applicants for a property must be approved before signing. Pihana Properties reserves the right under state law to accept the most qualified applicants.

Is the apartment re-keyed between residents? Absolutely. For your safety and security we re-key the locks between tenants.

Do you accept Section 8 applicants? Not at this time.

Do you allow pets? Pihana Properties is pet-friendly and all of our properties allow pets, with some limitations. Some properties allow cats (two maximum) and some allow both cats and dogs, with size limitations. Please check with us prior to submitting your application. There is a $100 non-refundable fee per pet and an additional pet damage deposit of $100.
